A Campus Struggling With Fragmented Cabling

Our client is a thriving multi-unit Campus to 14 retail units, 3 food & beverage outlets, and a central management suite. With over 42,000 sq ft of lettable space spread across 8 separate buildings, the park attracts high footfall year-round and hosts a wide mix of national and independent tenants.

The park is managed by the property management team, who approached us ahead of a major site redevelopment with a clear objective: replace the ageing, fragmented cabling infrastructure with a single, unified, enterprise-grade structured cabling system capable of supporting all current and future tenant requirements.

What made this project different

The Challenge

Before our involvement, The Campus was operating on a patchwork of legacy Cat5e and Cat5 cabling installed piecemeal over more than a decade. Each unit had been cabled independently by different contractors at different times, resulting in:

  • No consistent cabling standard across the site — a mix of Cat5, Cat5e, and unlabelled legacy runs
  • No inter-building fiber backbone — each building operated as an isolated network island
  • Frequent connectivity failures disrupting tenant POS systems, CCTV, and back-office operations
  • No centralised MDF — network equipment was scattered across broom cupboards and back offices
  • Zero documentation — no cable schedules, no test records, no labelling convention
  • Inability to support 1Gbps+ speeds required by modern retail operations and cloud-based POS systems

Our Solution

Following an initial site survey and consultation with the property management team, we designed and delivered a full structured cabling infrastructure across all 8 buildings — built to last, built to scale, and fully certified to international standards.

Fiber Optic Backbone — Inter-Building Connectivity

We installed a single-mode fiber optic ring connecting all 8 buildings back to a newly built central MDF room located in the park’s management suite. Fiber was routed via HDPE underground ducting with draw pits at key junctions, ensuring a clean, protected, future-proof inter-building backbone capable of supporting 10Gbps and beyond.

Cat6A Copper Cabling — In-Unit Horizontal Runs

Inside every unit, we installed Cat6A structured cabling to all data and voice outlet positions. Cat6A was selected over Cat6 to support 10Gbps to the desktop, full-length PoE runs for access points and IP cameras, and to provide maximum headroom for the next 20+ years of technology evolution.

Central MDF Room Build

A dedicated 19″ rack-based MDF room was built within the management suite, housing:

  • Core fiber termination panels
  • 24-port and 48-port Cat6A patch panels
  • Core switching infrastructure
  • Full cable management and labelling
  • UPS protection

Per-Unit IDF Consolidation Points

Each retail unit received a clean, labelled IDF consolidation point — a wall-mounted enclosure housing the fiber termination, local patch panel, and PoE switch — replacing the previous tangle of unmanaged equipment.

Full Labelling & Documentation

Every outlet, patch panel port, and cable run was labelled at both ends using a standardised naming convention. On project completion, we handed over:

  • Full as-built CAD drawings
  • Cable schedule (outlet-by-outlet)
  • Rack elevation diagrams
  • Fluke DSX2 certified test reports for every copper link
  • OTDR test reports for every fiber run

The Results

The completed infrastructure transformed connectivity across The Campus, delivering measurable improvements from day one:

  • All 17 tenant units now connected via a single, unified, managed network infrastructure
  • 10Gbps-capable backbone replacing the previous fragmented 100Mbps links
  • Zero network-related tenant complaints in the 6 months following project completion
  • Contactless payment reliability fully restored — no dropped transactions during peak trading
  • IP CCTV system now running across the full 8-building site on a single managed network
  • New tenant onboarding time reduced from 3–4 days to under 2 hours — simply patch in at the IDF
  • Full site documentation giving the property management team complete visibility of their infrastructure for the first time
  • 25-year system warranty providing long-term investment protection across the entire site

How We Delivered It — The Installation Process

Week 1–2: Survey, Design & Sign-Off Our engineers conducted a full physical survey of all 8 buildings, confirming cable routes, containment paths, core drilling locations, and underground duct routes. A detailed design pack was produced and approved before any works commenced.

Week 3–4: First Fix — Containment & Underground Ducting Cable trays, trunking, and conduit were installed throughout each unit. Underground HDPE ducting was laid between all 8 buildings with draw ropes in place ready for fiber pulling.

Week 5–6: Second Fix — Cable Pulling All Cat6A copper and single-mode fiber cables were pulled, routed, and secured across 320+ outlet positions. Cables were left with sufficient tail lengths at each end for clean termination.

Week 7: Termination & Dressing Fiber splicing and LC connector termination completed. All Cat6A runs terminated into patch panels and RJ45 keystone outlets. Full cable dressing, bundling, and labelling carried out at both MDF and IDF points.

Week 8: Testing, Certification & Snagging Every copper link tested and certified using Fluke DSX2-8000 analyser. Every fiber link tested using OTDR and optical power meter. 100% pass rate achieved across all 320 links. Minor snagging items resolved within 24 hours.

Week 9: Documentation, Handover & Client Walkthrough Full documentation pack produced and issued. Client walkthrough carried out with the facilities manager and leasing team. All equipment rooms left clean, labelled, and photo-documented.
